What is the R2 zone for?

R2 provides for housing in a low density residential setting. Its objectives ask for best practice in the design of low density housing, and for new development to maintain and enhance the residential amenity and character of the surrounding area. Council reads a proposal against those objectives, so a design that respects the scale of the street has an easier path.

Can I build a duplex or granny flat in R2?

Yes. A house, a dual occupancy, a granny flat, semi-detached dwellings, seniors housing and bed and breakfast accommodation are all permitted with consent. The table below shows the housing types for this zone.

For a dual occupancy the lot size decides it: 550 square metres attached or 700 square metres detached under clause 4.1B. Once built, clause 4.1C allows the two dwellings to be subdivided onto lots smaller than the minimum lot size. A granny flat can go through the faster complying development pathway on a lot of at least 450 square metres, with extra conditions where the land is flood prone, bushfire prone or near a heritage item.

Can I build townhouses in R2?

Generally no. The Central Coast LEP 2022 prohibits multi dwelling housing, attached dwellings and residential flat buildings in R2. There are two exceptions, both from the state Housing SEPP. Seniors housing is possible on a lot over 1000 square metres in an accessible area that meets the other requirements. And the state's low and mid rise housing policy allows terraces and townhouses in R2 within 800 metres walking distance of certain town centres and stations. On the Central Coast that applies to certain land at Wyong, Tuggerah, The Entrance, Erina, Green Point, Gosford and Woy Woy. Whether a particular lot is inside that area has to be confirmed with council.

What else limits what I can build in R2?

Height, floor space ratio and minimum lot size vary lot by lot on the LEP maps, and the Site Checker reads them for your block. Flood and bushfire mapping can close the complying pathway, and the Central Coast DCP sets setbacks, landscaping and parking.

Can I build a duplex in the R2 zone on the Central Coast?

Yes, with development consent. Clause 4.1B of the Central Coast LEP 2022 needs a lot of at least 550 square metres for an attached dual occupancy and 700 square metres for a detached one.

Can I build townhouses in R2?

Not under the Central Coast LEP 2022, which prohibits multi dwelling housing in R2. The exceptions come from state policy: seniors housing on a qualifying site, and land inside a low and mid rise housing area near certain town centres.

How big can a granny flat be in R2?

Clause 5.4(9) of the Central Coast LEP 2022 allows the greater of 60 square metres or 30% of the floor area of the main house, not counting parking. On a 300 square metre house that is 90 square metres.
