What is the RU6 zone for?
RU6 protects land that sits between rural land and uses of a different intensity or environmental sensitivity. Its objectives are to keep that transition working, to minimise conflict between land uses in the zone and those next door, and to make sure development does not harm the conservation or development potential of the land. Can I build a house or dual occupancy in RU6?
Yes, with consent, on a lot that qualifies. Clause 4.2B of the Central Coast LEP 2022 applies to RU6 and says consent must not be granted for a house or dual occupancy unless the lot passes one of its tests. The main ones are that the lot is at least the minimum lot size shown on the map, or that it was created before the plan commenced and a house was permissible on it immediately before. Clause 4.2C also stops a house on a lot created by closing a road unless it meets the minimum lot size.
A section 10.7 planning certificate states whether a development standard fixes minimum land dimensions for a house on the lot, and council can confirm the rest.
Can I build a granny flat in RU6?
No. RU6 permits dwelling houses, dual occupancies and bed and breakfast accommodation, but secondary dwellings are not on the list, so a granny flat is prohibited. Townhouses, attached dwellings, apartments and shop top housing are prohibited too. The table below shows the housing types for this zone.

What should I check before buying RU6 land?
The entitlement first, then the neighbours: find out what the land next door is zoned and used for, because the zone's purpose is to manage that edge. Then the hazards. Check the bushfire and flood mapping, the biodiversity and riparian layers in the report, the slope, and how water and wastewater will be handled.

Can I build a granny flat in the RU6 zone?
Not under the Central Coast LEP 2022. Secondary dwellings are not listed as permitted in RU6, so they are prohibited. A dual occupancy is permitted with consent if the lot qualifies.
Can I build a house on RU6 land?
Dwelling houses are permitted with consent, but clause 4.2B of the Central Coast LEP 2022 only allows one on certain lots, such as a lot at least the minimum lot size on the map or a lot where a house was permissible before the plan commenced.
Can I run a bed and breakfast in RU6?
Yes, bed and breakfast accommodation is permitted with consent in RU6. Clause 5.4(1) limits it to no more than 5 bedrooms for guests.
