How to find the minimum lot size in the NSW Planning Portal Spacial Viewer?

  2. Type in the address and select it as it appears in the drop down below where you are typing:

  1. The view will zoom in on the address after you have clicked on it and on the right a table of search results will come up:

  1. Expand the "Lot Size Map" by clicking the + button next to it. This is the minimum lot size for the lot.

Is my minimum lot definitely the lot size shown on the planning portal?

Maybe, some local Development Control Plans have exceptions for things like Dual Occupancies, such as the Central Coast, where you can subdivide a min lot size site of 450m² or 550m² lot into two after the dual occupancy is built. Its a good idea to talk to a town planner to see if this is possible.

If there is no minimum lot size shown what does it mean?

It may mean that your site is in an area that is under a different SEPP, for example Gosford City Centre SEPP and the information can only be found in that document instead. Look down and check SEPP results and Development Control Plans, you may have to read through these documents to find the minimum lot size, there are also some areas that do not have a minimum lot size.
