Conditions you need to meet before you can build

When you get back your Development Approval conditions or your certifier sends through a checklist, there will be a lot of things you need to do - it can add up to a lot of life admin. Below are guides to make some of the things you need to do easier. Have a look through your DA Conditions and certifier checklist before undertaking them because they can be painful.

  1. Apply for a 305, 306 or 307 certificate for sewer

This is a guide to applying for 305 or 306 certificate when you are installing additional toilets - there will often be a infrastructure charge from council.

  1. Apply for a Driveway Crossover Approval.

This is an application to build the driveway on council's land - outside your site. Here is a link to the guide from Central Coast Council.

  1. Apply for a s10.7 (2) Certificate for how the property can be used

This provides information on zoning heights and other common site constraints. A lot of this basic information can be found using this guide to site assessments. CDC or complying development applications will often require one. Here is a guide for getting one.

  1. Pay the Housing and productivity contribution (HPC)

This is pretty obscure to find on the planning portal, you will need to type in your pan reference number, not your DA number. Here is a link to a guide.

  1. How to Apply for an Aboriginal Heritage Due Diligence Assessment?

This is a very common RFI from Central Coast Council - fortunately it is an RFI you can do yourself. Here is how to apply for an Aboriginal Due Diligence Assessment
